Sonoran Property Inspections did another Phoenix Home Inspection last Friday and discovered the foam roof to be very unprofessional. I discovered the foam was installed over the top of a roof that was covered in Rolled roofing. The foam was sprayed up the wall and over the stucco J Weep.

When the foam is installed like this, the j weep is now blocked from allowing any trapped moisture in the stucco wall to exit the assembly. This can lead to other issues like mold, wood rot, moisture getting into the buildings living area ect.

I continue to be amazed that roofers will do this and the un suspecting owners put their trust in the roofer to do the best professional jonb possible. The only way to correct this is to tear off the foam,rolled roofing and stucco Jweep and start over.
