The home was 10,000 sq.ft. and about 2 years old. The bank has owned this home for a long time and I was contracted to do the home inspection. The client was a bit on the fence prior to the inspection since the home was only 2 years old. What could be wrong with it?

The inspection took me 11 hours to do, and it was over 78 pages long. This home was missing almost everything you could think of. There were 6 air conditioning systems and 4 of them were stolen, 9 thermostats stolen, all ceiling fans ripped out of the ceiling, some appliances stolen, sinks clogged up, broken roof tiles, green pool, stolen pool equipment, grading so bad it won't drain water off the lot, sinking retaining walls, stolen toilets and the list goes on.

The owner had not seen the home befor putting in a proposal to buy the home. Needless to say that when I reviewed this phoenix home inspection with the client they were amazed that the bank would not get this home in proper condition.
