Sonoran Property Inspections Finds water heater TPRV issues

Sonoran Property Inspections has done a number of Phoenix Home Inspections recently. I am seeing home owner installed water heaters that are just not done the correct way. many have had a temperature pressure relief valve not even hooked up to a drai or the drain is installed up hill.

This is really not correct and is a safety issue for sure. There must be a copper drain line installed to within 6"of the ground or garage floor. If there is no drain line, when this unit discharges due to a failure in the heating element, the water can burn anyone near it as it sprays out of the tank.

The next issue I see on 90% of the water heater installs is no drain pan. This is NOT a violation with a building department however it is a very good practice to spend an additional $40 and have the drain pan installed. This will potentially save thousands of dollars in water damage when the water heater fails.
