Sonoran Property Inspections did a Phoenix Home Inspection today that had a fair amount of exterior heavey wood beams. The beams were stained with a slight tint however they have not been sealed in a long time.

The exterior wood on our Phoenix homes should be re sealed and stained every 14 to 16 months here in our heat. This is critical to maintaining the wood and making it perform for many years. If the wood is not maintained, it will allow the moisture into the grain of the wood and start to deteriorate the wood. This can lead to costly corrective action down the road. This is a good example of "pay me now or pay me later". I recommend getting in touch with a quality painter who understands the intent of wood maintenance, not a painter who is only out to take your money.
