Sonoran Property Inspections is doing many Phoenix Home inspections that are having issues with the A/C not funtioning correctly. The main culprit is from dirty air filters and clogged up condensate drains. I don't think people realize that these systems need regular maintenance every year.

The filters need to be changed like clock work every 60 days. That is not every 60 days when you remember to change them, but actually every 60 days. The unit needs a service tech to check pressures, freon levels and electrical componets to insure they funtioning as intended to get the maximum performance out of the equipment.

New equipment can be a huge money saver if you take advantage of the rebates, get the higher SEER rated equipment such as the dual compressor 16 seer equipment or higher. This equipment will also need to be serviced on a regular basis as well. Usually once at the start of the cooling season and once at the start of the heating season. This is cheap insurance to insure maximum performance from the equipment. The new equipment can save you upwards of $100 per month if you get the higher SEER rated equipment. Thats a huge savings from the older 10 SEER equipment.
