Sonoran Property Inspections did another phoenix home inspection yesterday and discovered a poorly installed un professional application including 3 layers of asphalt shingles on the roof. There were so many things wrong with the roof that I just stopped writing and called for further review by licensed roofer.

The roof had over 3 layers of material on it and the amount of weight on the roof has to be huge. The shingles were all cracking, curling and experiencing moderate granule loss. There were NO visible flashings anywhere and the valleys had been caulked to prevent water from getting into the valley. This roof was a good example of a homeowner / handyman job OR a very UN professional attempt at roofing.

I can only report what the current condition of the home is and sometimes it is not what you want to hear. The good thing is this: After my inspection, you will completely understand the condition of the home in that given time frame. You can then make some sound business decisions with my information and proceed accordingly.
