Sonoran Property Inspections Finds a Scorched Wire in a Sub Panel.

I was doing another Phoenix Home Inspection this morning and discovered a scorched wire in a sub panel. The wire was scorched about 3 inches up from the breaker and appeared to be still working as there was no tripped breakers and the waire was intact. I of  course wrote this up as a correction and a safety hazard as well as informing the seller about this. I wanted to make sure the seller was aware becouse of the safety factor and wanted them to know asap about this condition. They were grateful I notified them and I went on with my inspection.

I would like suggest to everyone to have your panels looked at on a routine basis, maybe once a year or even twice a year when you do your heating and air. If you look at them reguarly maybe you can catch something like this sooner rather than later.
