Sonoran Property Inspections wanted to pass this photo along that we took on a Phoenix Home Inspection today. This is of a home that was about 30 years old and had been remodeled by the previous owner or owners. I think it is pretty obvious that the stucco application was either done by an inexperienced do it yourselfer or there was an issue with the stucco mix or application process of the stucco. The entire home looked like this, cracked all over from top to bottom. Some cracking in stucco can't be avoided, however this was excessive and should be further examined.

The cause of this type of cracking can be a number of different issues like poor stucco mix, poor workmanship, weather when the stucco was applied, to much water, contaminated products ect. The best way to determine what course of action to take at this point is to get a Stucco company to look at the walls and evaluate this.
