About Thermography
Thermography is the science of infrared imaging. The military has been using infrared for decades, fire departments use it to find trapped persons in buildings, and recently the technology was adopted for civilian applications.
A quick look at the diagram below shows where infrared is on the spectrum. Note the visible light begins with the color purple on the left and ends, at the right side of the visible spectrum, with red. Thus, the next area is InfraRed (Beyond Red), not seen with the naked eye.
A trained and certified Thermographer interprets these images and understands how conditions affect the images.
Residential Infrared Thermography Applications:
- Ceiling scans for missing insulation and moisture
- Exterior Wall scans for missing insulation, displaced or sagging insulation
- Roof Leak detection, especially foam flat roofs
- Water & Moisture intrusion that can lead to mold
- Air infiltration caused by missing, displaced or sagging insulation.
- Doors and windows leaking both air and moisture.
- Scans of electrical circuits to identify overloaded or hot areas.
- HVAC supply and Return leaks in the attic costing you hundreds of dollars a year in wasted conditioned air.
- A/C Compressor Leaks
-Plumbing leaks or a/c condensing line leaks.
-Structural Defects
A scan by Phoenix Infrared Inspections can save you thousands of dollars in wasted energy, find potential for mold, and pinpoint possible safety hazards.
State of the art Infrared cameras and moisture detecting equipment is used. If an anomaly is found with the IR camera, the moisture detection equipment is used to verify if any moisture is present. This moisture may not otherwise be detected until it causes more damage!
I am a certified Thermographer, and together with my 27 years of experience in Home Inspection, Custom Home Building and Thermography I can guide you to a fast and efficient way of saving your hard earned money.
Commercial Infrared Thermography Applications:
If you own or lease a commercial building, especially if it has a flat roof, you need my service!
Approximately 40% of all NEW roofs will be leaking before the end of the first year. Within 5 years many roofs have additional issues from poor installation, failed materials, poor design and just a lack of annual maintenance.
Some of the bigger issues with commercial roofs can be:
Premature roof failure from blistering, Ridging, Sub Deck Rusting, Fasterner failure, Mold, Down production time, Damaged merchandise and Blown budgets!
The commercial roofs are lasting on average 8 years when they should be lasting 18 to 20 years with proper maintenance, materials, installation and design.
The amount of water being held in a typical commercial foam roof core can weigh up to 600 lbs, this adds a tremendous load to the roof structure and can become very dangerous.
There are some roofers that want to fix leaky or failed roofs by putting a new layer over the old. This is not advised since once the moisture is the roof it likely will never leave. The old leaky area must be removed and corrected properly to have a successful roof going forward.
Phoenix Infrared Inspections uses the latest in state of the art highly sensitve infrared cameras. Once the camera detects an anomaly, we then use another piece of equipment to confirm the findings. That equipment is a Moisture meter capable of scanning the roof area of concern or actually using a probe to take readings 3 to 4 " into the roof. We can do both the non invasive or the invasive probe detection and will discuss both with you prior to doing. Once an anomaly is identified for further testing, we paint the affected atrea on the roof and number the location for further review. This allows your staff to easily locate and review for further action.
New roofs should be scanned after the install to verify they are sound and then again prior to the 12 month warranty expiring. This will give you the owner, piece of mind that you are getting what you paid for and that the roof is sound.
If you are scheduling your roof for replacement, I recommend scanning it fist. Many roofs just need repairs and can continue serving you well with proper maintence. The Infrared scan is the start of the maintenance to determine exactly what needs to happen.
Additional uses for Infrared Inspections
- Roof scans for hidden moisture that will lead to costly failures and down time.
- Routine maintenance / Predictive maintenance ( PdM)
- Electrical Faults before they cause a fire
- Circuit breakers in need of immediate replacement before they fail
- Gas, Air or steam pipes covered by insulation or clogged steam pipes reducing flow and efficiency
- Check pumps, bearings and motors for anomalies that may cause a failure and costly down time.
Examples of General IR Images:
Missing insulation is visible in the pictures below. This is wasting valuable conditioned air and costing money
Air Infiltration at Doors- Deteriorated weatherstrip seals or missing seals can create energy loss. Improperly installed doors that do not completely close add to the sealing problem. These areas are sometimes easy to feel, but not usually so when windows "leak air". A thermal infrared inspection reveals these areas.
Heating and Air ductwork can become disconnected or deteriorated without notice. This can lead to higher utility bills. Thermal imaging can "see the heat."
